Land To Be Sold By StatePublished Wednesday, August 14, 1996 in the Nevada County PicayuneCharlie Daniels, Commissioner of State Lands, has announced he will conduct a sale of tax delinquent land for Nevada County on August 22, 1996, at Prescott, Arkansas. Approximately 10 parcels located in Nevada County will be offered for sale at the public auction which will be held at the Nevada County Courthouse in Prescott, Arkansas. The sale will begin at 1:00 p.m., with registration for bidders starting at 12:30 p.m. Parcels scheduled to be offered include acreage, town lots, and improvements only. The property will be sold to the highest bidder through an oral auction procedure. Some mail-in bids may already have been received on various parcels. Those bids will be read at the beginning of the bidding on those parcels. The sucessful bidder must pay the full purchase price on the day of the sale. The full purchase price includes the amount of the highest bid plus all taxes, penalties and interest due, as shwon in the sale catalog. The first $100 of each parcel must be paid in the form of cash, cashier check or money order. The remainder may be paid by personal check. The owner of record has 30 days following the sale to redeem the property. If the property is not redeemed within that 30 day period, the buyer will receive a Limited Warranty Deed on the property from the Commissioner of State Lands. There is also a two year period in which the original owner, assigns, or heirs may contest the validity of the sale in court. The parcels to be offerd are delinquent for tax year 1990. This is the ninth series of sales to be held under the provisions of Act 626 of 1983, as amended, which radically changed the manner in which tax delinquent land is handled. "We have tried to handle each paracel of property we receive in a way that is fair to everyone. The sale of someone's property is a strong measure; however, the money generated by the sale is returned to the county to fund essential county services. Local shool districts are especially in need of the tax dollars which have not been paid. I don't want anyone to lose his land without proper notification from my office that the taxes are delinquent and that it will be sold," said Daniels. "Everyone deserves due process."
